In this month's February 2026 update, we are seeing some significant shifts in inventory and sales volume across Barnstable County that require a strategic approach.

Breaking Down the Numbers

As we look back at the single-family home market in February, the most glaring trend is the continued tightening of available properties. We saw 142 new listings hit the market, which is a 34.0% decrease year over year. Total inventory for homes for sale sits at just 393 properties, marking a 21.1% drop from this time last year. With only 1.8 months of inventory available, the Cape Cod real estate landscape remains highly competitive for anyone looking to make a move.

What This Means for Buyers and Sellers

While inventory is shrinking, buyer activity has also seen a cooling effect compared to last year. We had 111 properties go pending and 105 properties officially sold, representing decreases of 36.2% and 24.5% respectively.

Interestingly, the time it takes to sell a home has not changed at all. Days on market held perfectly steady at 67 days, a 0.0% change year over year. The median sales price saw a very slight dip of 2.2% to land at $699,000, and sellers are currently getting 93.5% of their list price. These numbers tell us that while there are fewer homes to choose from, pricing your property correctly from the start is absolutely crucial. Setting the right strategy right out of the gate is the best way to navigate these conditions.
