Breaking Down the Numbers

Looking back at the data from July 2026, buyer activity showed remarkable strength. Closed sales jumped to 628, representing a 22.4% increase year over year. Pending sales followed a similar upward trend with 596 properties going under contract, up 17.8% compared to last year.

At the same time, overall available housing choices remain tight across the Cape. Total inventory fell 10.9% year over year to 1,667 homes for sale. This pushed the monthly supply of inventory down to 3.5 months, a 13.1% decrease. Properties moved swiftly off the market as well, with days on market dropping 18.8% to an average of 42 days.

Fresh options did enter the market in July, as we saw 648 new listings, which is a 7.8% increase year over year. Despite more new properties hitting the MLS, strong demand kept median sales prices nearly flat at $791,000, reflecting a minor 0.5% decrease year over year. Sellers continued to command solid value, securing 96.9% of their original list price, an increase of 1.8% year over year.

What This Means for Buyers and Sellers

For sellers, properties that are priced correctly are finding buyers quickly. A drop in days on market combined with an increase in the original list price percentage shows that serious buyers are moving fast when the right home appears.
