In this month's March update, we are seeing a spring market that is tight on inventory but surprisingly active with buyers making steady moves.
Breaking Down the March Numbers
As we look back at the data from March 2026, the numbers tell a clear story of a fast-moving, competitive market here in Barnstable County. Overall buyer activity is strong. We saw 223 properties go pending, which is a solid 5.2% increase year over year. Closed sales are also up by 5.7%, with 168 properties officially changing hands. Buyers are out there, and they are ready to act.
However, finding the right property requires some patience. Inventory took a significant dip. We currently have just 464 homes for sale across the Cape, representing a 21.8% decrease from this time last year. New listings coming onto the market also slowed down by 12.9%, with 297 new homes added to the pool. This leaves us with only 2.1 months of inventory, a 19.2% drop from last year. To put it simply, homes are scarce.
What This Means for Buyers and Sellers
With fewer options available, the pace of the market has quickened. The average days on market sits at 68, down 5.6% year over year. When homes are priced right and show well, they get scooped up. Sellers are seeing excellent returns, capturing an average of 95.9% of their list price.
Interestingly, despite the low inventory, the median sales price experienced a slight adjustment. The median price for a single-family home in March was $770,000, which is a 3.0% decrease compared to last year. This shows that while the market is competitive, buyers are remaining strategic about their offers.
