Breaking Down the Numbers

The spring market on Cape Cod delivered serious action this past May. Buyers were highly motivated, pushing pending sales up to 681, which is a substantial 26.8% increase year over year. Closed sales also saw a steady climb, reaching 549 homes settled, representing a 6.6% increase compared to this time last year.

We also saw an injection of fresh options for eager buyers, with 900 new listings hitting the market. This is a 5.4% lift from last year. However, overall inventory remains quite tight. Total homes for sale sat at 1,658, which is an 8.4% decrease year over year. This limited supply means our monthly supply of inventory dropped by 6.4% down to 3.6 months. Because demand is so strong, homes are moving faster. The average days on market decreased by 7.5%, meaning properties averaged just 44 days to go under contract.

When it comes to pricing, the Cape Cod market remains remarkably resilient. The median sales price crept up slightly by 0.1% to $750,000. Buyers are staying realistic and competitive, with sellers receiving an average of 96.9% of their original list price, which is just a tiny 0.3% dip from last year.
